How it was built

A creative ad set, not a single ad. The platform shows each person the ad most likely to move them, and it learns which one that is by testing. So every film carries one idea (the offer, the location, the hotel’s name, the proof) and the set lets the campaign find out which idea sells to which buyer. When a winner starts to tire, the next one is ready without a reshoot. That’s why there are 12.

Produced films and UGC. Ten are produced: cinema camera, graded, with designed on-screen type. They carry the brand and look like what Hyatt Centric is. Two, D-02 and D-04, are UGC: filmed on a phone, selfie-style, in one take. In the feed they read like a person recommending something rather than an ad, so they earn trust and watch time in a different way. Running both answers the first question of any campaign: does this buyer respond to polish, or to someone real talking to them?

Filmed entirely inside ADD’s office. Every shot is from the actual project. No stock footage, nothing borrowed from another development.

Built from the project’s own renders. The hotel and the residences (the lobby, the rooms, the pool, the courtyard, the district from above) were taken from the renders and brought to life for film, so what a buyer sees in the ad is exactly what they’ll see in the brochure and on site.

Every film carries Units. Ten end on the Units card with the hotline, 19664; in the two long films it appears the moment she says “at Units”.

The films

Sound on. Each film has a full-quality link to the master file underneath it.

Short films

One idea each, 11 to 15 seconds, built to stop the scroll.

A-02From 0% down
0:15

The offer in one breath. The 0 of 0% draws itself, the 11 years count up, and “managed by Hyatt Centric” lands on the key card and the lobby.

A-03Phase 2
0:14

Urgency, said plainly: Phase 1 sold out, Phase 2 now open, over the hotel, a drone across the district and the Cairo West sign.

A-06Seven minutes
0:14

The location, drawn live: the route from Cairo West to the Grand Egyptian Museum with a 7-minute counter and the Pyramids beside it, then KM 22 on the Cairo–Alex Desert Road.

A-07200 feddans
0:11

Scale. She walks in under 200 FEDDANS; then the district from above, the lounge, dining and kids’ club, one per word, the courtyard, and the pool: not a compound, a district.

A-08One bed to seven
0:13

The range: 105 to 560 m² counting up above her, the floor plans on “one bedroom … to seven”, then a housekeeper making the bed, managed by Hyatt Centric.

Positioning

Why the name on the building matters: kinetic type, then the proof.

B-02Not every name is the same
0:13

Opens on kinetic type, burns through into the hotel, walks the lobby and the art, and lands the proof: Hyatt, the world’s #2 most valuable luxury hotel brand.

B-03Not just a unit
0:14

Some projects sell you a unit; others sell you a way to live. Kinetic type into the dining room, the arrival, the hotel (open now), the key card and the drone.

Long form

For people who have already watched a short one: the whole story in 20 to 35 seconds.

C-01The walk-through
0:34

The key card, Travellers’ Choice, the route to the museum, the art that runs through the hotel, the sheet snap, and the offer over the arrival, with the Units card on “at Units”.

C-02Why managed at all
0:21

Answers the question buyers actually ask: who’s there after you sign? The lobby, the concierge, the key card and housekeeping, under “managed by Hyatt Centric”, with the Units card on “at Units”.

Straight to camera

Her, talking to one person. Two of the three are UGC, filmed on a phone.

D-02The review score
0:21

Proof, not atmosphere: the live Tripadvisor listing animates on her words (#1 of 13 in 6th of October City, 4.9, Travellers’ Choice 2026), then who manages the residences.

UGC · phoneFull quality
D-03Who looks after it
0:14

Who takes care of the place? The evening turndown and the key card answer it: Hyatt Centric itself, not an outside company.

D-04The number, said plainly
0:12

A selfie in one take: 0% down and up to 11 years, said the way a friend would say it, over the pool and the courtyard.
